If I am over 21, do I need to have a guarantor?
Yes, all students are required to have a guarantor regardless of age. While a guarantor will often be a parent, it can also be an employer, advisor, or other reference over the age of 25 years old.

What do I need to hook up my computer to the internet?
You will need an ethernet cable to access the high-speed internet in your loft. There are up to four ports in each unit so each student can access the internet at the same time.
In addition, we do provide a wireless connection in the community room and the pool area so you can continue to access the internet while you are relaxing on our patio furniture or hosting a study group in the common area.

What types of leases are available?
We offer twelve-month leases for seven different styles of units ranging from $499 to $999. Browse our floorplans and amenities to find the best option for you. We also offer nine-month academic year leases for the three-bed unit and four bed, style A & B units. Note there is an additional $75 charge per installment for academic year leases.

How close to campus are you?
The Upper Eastside Lofts is located at the corner of 65th Street and Folsom Boulevard, steps away from the Hornet Tunnel. You can walk to the perimeter of campus in just a four-minute walk, and most central campus landmarks including the student union and library in fifteen minutes or less.

What is the cost?
Rates are listed below, and include all utilities, cable television, and high-speed internet. Our leases are per student as opposed to per unit, so you never have to worry about your roommate's portion of the rent...just the amounts listed below.

Can I use my financial aid?
You should review any documentation concerning grants, loans, or scholarships with the financial aid office. Most loans that would cover on-campus housing should cover the cost of the Upper Eastside Lofts. It is up to you to do the research.
However, please note that regardless of financial aid status, you are responsible for submitting payment by the first of each month to avoid late fees.

When can I move in?
Units are available now. You can move in once your lease is signed and you have paid your application fee, security deposit, and first rent installment.

What if I need to cancel my lease?
Note that leases are a legal contract and outside of being called for involuntary military service, we do not have a cancellation policy once your lease is signed. Speak to your community manager should you have specific questions or concerns.

Can I request an apartment or roommates?
There may be occassions where a specific unit type or location is currently unavailable, but otherwise, we try our hardest to accomodate preferences and roommate requests.

Is parking available?
There is limited parking available at the lofts, however, we do still have spaces available. Parking permits are available monthly on a first come, first served basis.

What utilities are included in my rent?
Your rent includes electricity, water, gas, sewer, and trash removal, along with cable television and high speed-internet access in each unit.

When do I put down a deposit?
You will need to submit a $250 security deposit at the time of application. This deposit is fully refundable should you choose not to lease with us after you apply.

Can I pay my bill with a credit card? Is there an extra charge?
We have contracted with Property Solutions to allow you to pay with a Visa, MasterCard, or Discover Card through our website. There will be a small convienience charge for this service. Click on the 'Pay Rent' area of our website to be taken to the 'Resident Pay' portal which can provide more detailed information.

Do I have to have a meal plan?
No, there is no meal plan requirement at the Upper Eastside Lofts. All units have full kitchens and most of our residents enjoy the freedom of dining it provides.

How many people live there?
At full capacity, the Upper Eastside Lofts housing 408 freshmen through graduate students including eight upperclassmen community assistants. There is also a full-time Community Manager and Residence Life Coordinator who live on-site to ensure safety and respond to any emergencies that may arise.

Will you send me a bill each month for rent?
No, your monthly rent installment will be the same each month and due no later than the third day of each month to avoid any late charges. It is the student's responsibility to remember to submit their payment on time. If you would like, you can choose to have your rent installments automatically withdrawn from your bank account or credit card each month through our online payment system.

What size are the beds?
All of our beds are "Extra-long twin size" mattresses. "Extra-long twin size" sheets are available at most major retail stores.

What do I do if I have a question or need something fixed?
Call our leasing office at 916.739.0900 or stop on by. We're open Monday through Friday from 8AM to 9PM, Saturdays from 10AM to 9PM, and Sundays from 12-9PM.
We have five full-time staff members including a community manager, residential services manager, maintenance manager, leasing and marketing manager, and residence life coordinator who can assist you with most needs.
We also have eight upperclassmen student community assistants who live in the community and can serve as a resource to you as well. Every evening, one of these students is on-call after the office closes, thereby providing you with 24/7 assistance.

What forms of payment do you accept besides credit cards?
You can pay your rent by cash, check, or money order through our leasing office. You can also pay by e-check via 'Property Solutions,' which can be accessed by selecting the 'Pay Rent' option after clicking 'Residents Only' on our property's home page.
