What if I need to cancel my lease?
Leases are legal contracts for the entire lease term, and the resident will be responsible for the lease. However, we do offer a reassignment, which is a $200 fee per resident and the resident will be responsible for finding another resident to take over their lease before they are released from their obligation.
We also offer a three (3) month buy-out of the lease.
Please speak to a leasing professional for further details.

We do not mail out any type of billing or invoice. Residents are responsible for paying their rent in a timely manner. Rent will be due on the first of each month.

If I am over 21, do I need to have a guarantor?
Our rental requirements are the same for each person regardless of age. There are two options available to you if you do not choose to get a guarantor: 1. Pay the lease in full, or 2. Pay a security deposit (refundable pending move out charges and/or late rent, etc.) equal to three (3) month's rent.

When is my first payment due?
Your first rental installment for the August 2008 rent will need to be received by our office no later than July 15, 2008.

If I pay in full, do I get a discount?
Currently, we offer no discounts to those that choose to pay rent in full. However, there is the peace of mind knowing that you don't have to worry about getting rent to us each month and accumulating late fees if you are past the deadline.

What size are the beds?
All the beds at The Reserve are extended full size beds, which provides you with more comfort and room than a single(or twin) size bed. Jersey knit full size sheets will fit these beds just fine (since they stretch!), but otherwise you will want to go with a queen set.

Can additional furniture be brought into the apartment?
All of our apartment homes are very spacious and provide alot of room for you to bring personal furniture items. All Reserve furniture must stay within your apartment home, so make sure to plan your decorating prior to move in. We know you'll LOVE the luxury furniture package that we have to offer!

What if I don't have my own roommates?
Not a problem! We have an awesome roommate matching program at The Reserve. You will complete a Roommate Matching Card when you complete your lease, specifying your roommate criteria. We will then match you with roommates based on their criteria and send that information to all roommates prior to move in. This enables all roommates to meet each other and become friends before you even move in. The criteria we ask is: whether you prefer male/female or coed roommates, smoking/non-smoking preferences, studying habits, social habits, and there is also a spot for additional comments and questions.
Ask our leasing professional for more details about our roommate matching program!
