What types of leases are available?

We offer a 12 month lease that runs from Aug - July. Any student that signs up after August will be part of the Aug - July leasing term and their lease will also end in July.

What types of apartments/rooms are available?

We offer spacious 2bed/2bath & 4bed/4bath apartments. Each bedroom is individually leased. You will recieve your own bedroom & bathroom and share the living room and kitchen with your roommate(s).
We offer furnished & unfurnished apartments.

How close to campus are you?

We are less than 1 mile from JSU.
We are so close that many of our residents choose to walk to class.

What is the cost?

Our Fall 2008 rates are as follows:
2Bed 2Bath $470
4Bed 4Bath $375
4Bed 4Bath $360 (unfurnished)
Add $50 for newly renovated apartments. Renovations include: wood floors, wood blinds, new leather furniture, accent wall.
Rates include: water, cable, internet, & power. The power does have a cap to promote conservation.

Can I use my financial aid?

Jacksonville Place does not work directly with the Financial Aid Office.
However, we will work with our residents recieving financial aid and help them come up with a payment plan that works for them.

When can I move in?

Fall 2008 move in is August 16th & 17th.
Want to move in before or after Fall 2008? Please contact our helpful staff to arrange a move in date that works best for you.

What if I need to cancel my lease?

There is no cancellation policy or buy-out clause. You need only find a sublease to assume your financial responsibility.
Note: It is the responsibility of the resident to find a student to release to.

Can I request an apartment or roommates?

Absolutely!
Both your application and roommate profile have a section for those requests.
We strongly recommend that you and your roommates sign at the same time to ensure you are put together. If you do not have roommates in mind, we would be more than happy to assign roommates to you, using our roommate matching profile.

Is parking available?

Yes. We have free parking for all of our residents.

What utilities are included in my rent?

Water, High Speed Internet, Cable, & Power.
The power does have a cap to promote conservation. There is a $35 cap per person in a 4 bedroom and a $50 cap per person in a 2 bedroom. Any overages are billed to the resident on a monthly basis and is due with rent.

When do I put down a deposit?

We require the service fee ($200) and application fee ($50) at the time of application. You must pay the service fee in order to secure your spot. These are non-refundable fees, and not security deposits.

Do I have to have a meal plan?

We do offer meal plans through Jacksonville State University.
Come to our office and we will give you all the information you need!

How many people live there?

We have 132 apartments with a total of 504 bedrooms. Only one person is allowed to lease per bedroom.

Will you send me a bill each month for rent?

We do not send out monthly bills for rent.
We at Jacksonville Place expect the resident to pay their rent timely & responsibly. Rent is due on the first of each month and is late after the 3rd.

If I am over 21, do I need to have a guarantor?

Yes, all students who wish to live at Jacksonville Place must provide a suitable guarantor. Guarantor must be at least 25 years of age (preferrably a family member). If you are unable to provide a guarantor please speak to our resident services director for additional information and/or options.

When is my first payment due?

For fall move-ins: the first rent payment is due July 15th and then on the 1st of the month each month following.
For those who sign a lease after Fall move in:
Generally your first payment is due on the 15th of the month previous to your move in month. For move ins with less than a 30 day notice please contact the office for payment date.

If I pay in full, do I get a discount?

To live at Jacksonville Place your lease amount is determined for the full 12 months. We do not discount rent for full payment.
If you can not pay the full 12 months before move we do offer 2 payment plans. Two 6 month payments or 12 monthly payments.

What size are the beds?

All furnished apartments come with a full size bed.

Can additional furniture be brought into the apartment?

Sure, your apartment is yours to decorate and furnish as you wish. Before bringing additional furniture into the common area, please consult your roommates.

What do I need to hook up my computer to the internet?

You will need an ethernet cable and up to date virus protection on your computer. If you would like wireless access you can purchase a wireless access point. We do not allow wireless routers becasue it slows down our internet.
Most wireless routers can be converted to a wireless access point. Please contact the company you plan to buy a wireless from to find out if you can convert.

Can I pay my bill with a credit card? Is there an extra charge?

Great News! The Reserve at Jacksonville added a new feature that lets you pay online! View your balance, submit electronic checks, or pay with a Visa, MasterCard, or Discover from any computer. You can even submit maintenance requests! Just log on to our website, click the "Resident's Only" link and "Pay Rent." This will take you to our resident rent pay portal. There is a small convenience charge for this service.

Do I have a curfew?

Jacksonville Place does not require residents to be in their apartment at a specific time. For safety purposes, residents are encouraged to tell their roommate(s) when they are going out and what time they expect to return to their room.


We do have a no loitering policy that states no one is to be hanging out on the property after 10pm.

What security do you provide?

While we love our residents and are concerned for their safety no one can guarantee safety.
We employ off duty Jacksonville Police Department Officers to patrol the grounds after hours. We also have one Community Assistant (CA) on call each night & provide the residents with the CA on call phone number.

Are Pets Allowed?

No, we do not allow pets on our property. Not even to visit. If you or your guest has a pet on the property you will be fined a minimum of $100.

What Should I Bring if I have a furnished Apartment?

Clothing, General cleaning supplies (mop, duster, broom, rag, cleanser), Bathroom supplies (shower curtian/rod, towels, etc), Laundry basket/Detergent, Iron & Ironing board, Pillow, Sheets, bedspread/comforter, Pillowcases, Small first aid kit, Wastebasket, Clothes hangers, can opener, Alarm clock, Glasses/cups, Room freshener (NO candles), Mini Fridge, Television, Telephone.

You do not need a microwave. One is supplied in the kitchen.

What not to bring

Open flames (i.e., scented candles, lanterns, etc.), Any objects or pictures to be placed outside or inside the room window or on the exterior of the building, Weapons that can be used for bodily harm (i.e., knives, guns, any projectile weapons, etc.), Outside grills are not allowed.

What do you do if roommates are having regular conflicts?

We expect our residents to act in a responsible manner but understand that conflicts may arrise when living with others. The roommate should hold a roommate meeting to try to resolve any conflicts that arrise. If they are unable to resolve the issue themselves the roommates should contact their Community Assistant for help in resolution. In the event that the conflict can not be resolved management can assist in transferring the roommate(s) to another apartment (space providing). There is a fee for any resident tranfers.
