How much more does it cost to stay here than on campus?
It actually can cost you less to live here at The Reserve and you ALWAYS get your own private bedroom. The least expensive dorm room can cost you $5,920.00/year.

What do I need to hook up my computer to the internet?
You would only need a CAT 5 cable. We have internet outlets in each bedroom and common area. Your computer must be configured properly for the internet to work.

If I pay in full, do I get a discount?
No. There are no discounts for paying rent in full, however we offer prizes for dollar amounts off of rent throughout the year for those who pay before a certain date. This is usually done in a drawing.

Do I have to have a meal plan?
Meal plans are not offered at The Reserve.

When is my first payment due?
Fall 2008 residents will need to pay their first month's installment by July 15, 2008.

When do I put down a deposit?
There is a $99.00 non-refundable move-in fee due at the time of lease signing. In addition, your first month's rent is due on or before July 15, 2008 to guarantee your bedroom.

Can I request an apartment or roommates?
Yes, the sooner you sign a lease, the better. We assign apartments by roommate preferences according to when you signed the lease.

What if I need to cancel my lease?
Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. We offer lease re-assignments for a $200.00 fee. Please see a Leasing Professional for further details.

When can I move in?
Move in date for Fall 2008 lease is August 15, 2008. Early move-ins are not allowed due to the limited time that The Reserve has to turnover the units.

How many people live there?
Every year the total number varies just slightly, but we have room for 676 residents.

Will you send me a bill each month for rent?
We do not send any type of invoice for rent. However, rent is due at the first of the month and late after 10am on the 3rd. During rent time, we will try to post friendly reminders that your rent is due.

If I am over 21, do I need to have a guarantor?
Each individual is different, regardless of age. The determining factor for a Guarantor or Co-Signer is your financial status. Residents can either supply us with a qualified Guarantor, or choose to take advantage of two other options: 1. Pay their lease off in full, or 2. Pay a Security Deposit (completely refundable pending move out charges) equal to two (2) month's rent. Any way you choose to go, we must have your financial backing secured before you can pick up keys and move in.

Can I pay my bill with a credit card? Is there an extra charge?
Great News! The Reserve at Columbia added a new feature that lets you pay online! View your balance, submit electronic checks, or pay with a Visa, MasterCard, or Discover from any computer. You can even submit maintenance requests! Just log on to our website, click the "Resident's Only" link and "Pay Rent." This will take you to our resident rent pay portal. There is a small convenience charge for this service.

What utilities are included in my rent?
We take care of everything EXCEPT your electric (required) and land-line telephone (optional). Here is a list of what we provide:

How close to campus are you?
We are located 1.4 miles from the University of Missouri. We offer free shuttle rides to and from campus Monday-Friday.

Is parking available?
We have ample free parking for you and for your friends who want to come over and hang out with you. All lot parking is free and first-come-first-serve. For those of you that like a little more coverage or the assurance of a reserved spot, you can rent a carport for $25.00 per month.

We offer 10 month installment leases & 12 month installment leases.

What types of apartments/rooms are available?
We offer something for everyone! Studios, one bedroom/1 bath, two bedroom/two bath, three bedroom/three bath, four bedroom/two bath and four bedroom/four bath.

Can additional furniture be brought into the apartment?
You are welcome to bring additional furniture with you, but don't forget that we fully furnish all of our apartments. If you wish to replace some of our furniture and use yours instead, you may be required to rent a storage space here on the property to store our furnishings. Storages are available in different sizes, and in varied locations. The best part is the price -- they run $5 a month!

What size are the beds?
Our beds are full-size, extra-long. We highly suggest you bring queen-size sheets, which will work well, instead of paying higher prices for "special" sized sheets!

Do you allow pets?
The Reserve is a pet free community. Cats and dogs are not allowed on property. If you want to have fish or a small caged animal in your apartment, we just ask that you get permission from the office.

What are your office hours?
We will be available to assist you in the office seven days a week. We will be open:
Monday-Friday 9-8 pm
Saturday 10-5 pm
Sunday 12-5 pm
