Can additional furniture be brought into the apartment?
Yes, this is your apartment to decorate. However, we do not have additional storage space to keep the furniture that you don't use. You will be responsible for proper storage and return of this furniture.

What do I need to hook up my computer to the internet?
This is a very simple process. Your internet is provided through Pavlov Media. To register for your free service, connect your computer to the Ethernet wall jack using an Ethernet data cable. Next, turn on your computer. After your computer boots, open your web browser. The Welcome/Registration page should appear. Finally, follow the online prompts to complete your registration.

If I pay in full, do I get a discount?
No, there is no discount for paying in full. However, you will have the advantage of not having to worry about remembering to pay monthly.

If I am over 21, do I need to have a guarantor?
Yes, we require a parental/sponser guarantee from all of our residents under 25. If you are over 25 you may meet a minimum income/financial aid requirement of 4 times the montly rent amount.

When is my first payment due?
Spring lease 2008 first payment is due by December 7th, 2007.
Summer lease 2008 first payment is due by April 20th, 2008.
Fall lease 2008 first payment is due by July 15, 2008.

How much more does it cost to stay here than on campus?
In many cases depending on where you decide to live on campus, it's cheaper to live here than on campus.

Will you send me a bill each month for rent?
No, you will not receive an invoice each month for rent. Your rent is due the first of every month.

How many people live there?
We have total of 177 units and 590 beds here at The Reserve. Currently our total occupancy is 98.1%

When do I put down a deposit?
We have a one time service fee of $175 and a $65 application fee due at the time you sign a lease. No deposits are necessary.

Can I pay my bill with a credit card? Is there an extra charge?
Of course you can!! We accept Visa and Mastercard. We can also create a reoccuring charge if you decide to do so. There is no extra charge for this service.

Is parking available?
Yes, parking is available to residents and their guests at no extra charge.

What utilities are included in my rent?
Cable, Water, Internet, and an Intrusion Alarm will be included in your rent.

Can I request an apartment or roommates?
Absolutely!! The earlier that you sign a lease the better chances are of receiving these requests.

What if I need to cancel my lease?
We do not have a cancellation or a buy-out clause in our lease. If you wish to cancel your lease, you are responsible for finding someone to sublease your apartment.
Under extreme circumstances only, management may allow you to be let out of your lease. An example of this would be military leave.

When can I move in?
We have a total of three move-in dates.
Spring Move-In January 6th, 2008
Summer Move-In May 17th, 2008
Fall Move-In August 16th, 2008

Can I use my financial aid?
Residents are permitted to use their financial aid towards their rent at The Reserve at Clemson. Proof of aid on your student account must be reflected on your student account or you will need to submit proof to our office indicating the amount you will be awarded. Please contact Dustin, Student Accounts Manager, for specific questions related to the application of your financial aid.

What is the cost?
Our spacious 2 bedroom 2 bath apartments begin at $459/ installment (for example, 1 installment each month for a year lease).
Our comfortable 4 bedroom 2 bath apartments begin at $329/installment (for example, 1 installment each month for a year lease).
This cost includes a fully furnished apartment, free cable, free water, and free high speed internet.
These rates are for leases beginning in August 2008.

How close to campus are you?
We are located approximately 2 miles from Clemson University, and only 3.5 miles from Tri-County Technical College.

What types of apartments/rooms are available?
We have 2 bedroom 2 bath units as well as 4 bedroom 2 bath units available. All of our apartments are fully furnished.

What types of leases are available?
We have three sets of leases available.
Spring 2008 January 6th, 2008 - July 31st, 2008
Summer 2008 May 17th, 2008 - May 10th, 2009
Fall 2008 August 16th, 2008 - July 31st, 2009
We also have a limited number of 9 month leases available.

Can I move in early?
No. For example,most of the residents that are living at The Reserve have leases that expire on July 31st. We have to have time to get into all of those apartments and get the carpets cleaned and the walls painted. This way on August 16th, your apartment will be to your satisfaction.

What do you mean by fully furnished?
We mean we have taken care of the hassle of moving in to a new apartment. Each apartment comes complete with the following:
KITCHEN
Fridge equipped with icemaker, oven, range, and microwave.
LAUNDRY ROOM
Each laundry room comes complete with a full size washer and dryer.
LIVING ROOM
In a 4bed/2bath unit, we provide a sofa, two comfortable chairs, two end tables, coffe table, and 4 bar stools. In a 2bed/2bath we provide a sofa, one comfortable chair, two end tables, coffe table, and dining table with two chairs.
BEDROOM
Each bedroom is equipped with a full size bed, night stand, desk, and dresser.
