What do I need to hook up my computer to the internet?

To share an internet connection with your roommates, you will need to create a network within your apartment. The most efficient way to do so is to create a wireless network. You will need a desktop or laptop computer equipped with a Wi-Fi card as well as a wireless router or hub. Both of these are readily available at any electronics store and are relatively inexpensive.

What size are the beds?

Our furnished units feature extra long double beds. When purchasing sheets, you may want to buy queen sizes if extra long double sizes are unavailable.

Can additional furniture be brought into the apartment?

Sure, your apartment is yours to decorate and furnish as you wish. However, some restricts apply. Refer to your lease agreement for more details.

If I am over 21, do I need to have a guarantor?

Yes, we require a parental/sponsor guarantee from all of our residents under 25. If you are over 25 you may meet a minimum income/financial aid requirement of 4 times the monthly rent amount.

When is my first payment due?

For fall move-ins, the first rent payment is due July 15th.

Will you send me a bill each month for rent?

No, we do not invoice for recurring rent charges. It is your responsibility to pay rent on the first of each month. The first rent payment is due early on July 15th.

When do I put down a deposit?

We require the service fee and application fee at the time of application. You must pay the service fee in order to secure your spot. We don't use security deposits!

Can I pay my bill with a credit card? Is there an extra charge?

Great News! The Reserve at Athens added a new feature that lets you pay online! View your balance, submit electronic checks, or pay with a Visa, MasterCard, or Discover from any computer. You can even submit maintenance requests! Just log on to our website, click the "Resident's Only" link and "Pay Rent." This will take you to our resident rent pay portal. There is a small convenience charge for this service.

How many people live there?

The Reserve has 200 apartments, with 612 beds. Currently we are at 99.6% occupancy.

How much more does it cost to stay here than on campus?

Actually, depending on your dorm choice, it is much less expensive to live here than on campus. Plus, you can live here for a whole year for less than the cost of 9 months on campus.

Absolutely, the earlier you sign, the better chance you have of receiving your preferences.

What if I need to cancel my lease?

There is no cancellation policy or buy-out clause. You need only find a sublease to assume your financial responsibility.

How close to campus are you?

We're about a mile and a half from East Campus. This is extremely convenient as most of undergraduate parking is on the east end of campus.

We offer 2 bedroom 2 bath and 4 bedroom 4 bath furnished as well as unfurnished apartments.

What types of leases are available?

We provide 12 month leases for August move-ins. For spring leases, we offer 7 month leases. All of our leases end in July.

Is The Reserve on the bus line?

Yes, the bus comes to the cul-de-sac every half hour. There is even a morning express route. Another great thing about our bus route is that we are one of the last stops on the way to campus. That way, you don't have to ride the bus for very long.

When will leasing for Fall 2009 begin?

Leasing for fall 2009 has already started! It is important that all prospective residents reserve their space for Fall 2009 as soon as possible. We are currently accepting applications and assigning apartments. Apartments are reserved on a first come, first serve basis. So if you would like a specific building, you should reserve an apartment as soon as you can.

What happens if I elect to sublease or release my space in the apartment?

A sublease occurs when a resident will be away from the apartment lease term for a specific period of time (i.e. Spring Semester) and returning after that period of time. Releasing is when a resident will be leaving the area during the 12-month lease term and will not be returning (i.e. graduation at the end of Spring Semester).

In either instance (subleasing or releasing) it is the resident's responsibility to locate a replacement resident. Once the replacement resident pays the application fee, assignment fee, completes all required leasing documentation and picks up keys from the office, the original resident is relieved of any and all obligations.

What is an individual lease?

At The Reserve, each resident will sign an individual lease so that he/she will have sole responsibility for only his/her rent payment. This way, you will not be held responsible if a roommate is delinquent in his/her payments.

What if I don't have roommates?

We encourage our residents to attempt to locate their own roommates, but we also offer an exceptional roommate matching service for those applicants who need assistance. Profile sheets listing informative data about unmatched roommates are kept on file in the leasing office to aid applicants in selecting roommates. You can feel free to look through the profile book and meet prospective roommates. Should a roommate not be located, roommates will be assigned through the matching process.

Can I have a private telephone line in my bedroom?

Yes. The Reserve is designed to suit your personal telephone needs. You and your roommates can elect to have the same telephone number throughout the apartment; however, each bedroom is wired for its own phone line and Internet connection for up to five different lines in a 4 bedroom and three in a 2 bedroom.

What utilities do residents pay? How much can residents expect their utility bills to be?

Our apartments are total electric (no gas!) and constructed to meet Georgia Power Good Cents requirements. These requirements allow our residents the most economical utility billings available. Residents will be responsible for paying utility charges for electricity, telephone, water and cable television. Each resident can expect to pay $45 to $85 per month for all utilities. Of course, this does not take into consideration expanded cable television, high-speed internet, excessive long distance tolls, etc.

Are pets allowed?

As a courtesy to our residents, we do not allow pets in the community. Exceptions will be made for fish.

What equipment/appliances are furnished in each apartment?

Every apartment comes equipped with a full-sized washer and dryer, refrigerator with an icemaker, dishwasher, range, microwave, and garbage disposal. Each bedroom has a built-in desk (48" X 21").

We also have fully furnished apartments available with custom furniture! They come with a dining table and chairs, couch and chair, coffee table, end table, and an entertainment center. The bedroom is furnished with a full size, extra long bed (56" x 80") including headboard and frame, and a large four-drawer chest and desk chair.

Where is The Reserve located?

From Atlanta, take I85 North to 316 North to Athens. Stay on the right and veer right onto Loop 10 South (Before Home Depot). Take the College Station exit and make a right. Turn left at the light on International Drive. The Reserve will be at the end of the block at the cul-de-sac, turn left into the community.

What size are your apartments? How many bathrooms are in each apartment? Window Sizes?

4-bedroom/4 baths: 1398 square feet. The living room is approximately 12'3" x 11'5". The bedroom sizes are approximately 11'5" x 10'. The closets are approximately 3' x 5'. Windows are standard 34.5" x 58.5" with the exception of bedroom "B" which has a double window.

2 bedroom/2 baths: 871 square feet. The living/dining area is approximately 12'3" x 19'11". The bedroom sizes are approximately 12' 5" x 10' 5".
