What do I need to hook up my computer to the internet?

You will need to have an Ethernet cable to connect your computer to the wall. Then you will need to register your computer with our internet provider (Pavlov Media), then assuming you have no viruses, you will be ready to surf the internet. Can I use my financial aid?

Although we are not connected with the university and college system's billing, you may be able to use your financial aid and scholarship funds toward your housing.
We accept rental payments in these forms: money order, cashiers check, debit card, credit card, or personal check.

Will you send me a bill each month for rent?

Rent is due every month on the first of the month, late as of the third of the month at ten a.m. As a courtesy, we may post a sign or note it on the calendar of the monthly community news letter. You will not receive a monthly bill. You will be required to remember each month that rent is due, and it will be your responsibility to make sure that your rent is paid on time. Once your rent is late, we will notify you in order to make sure that you do know that it is late.

If I am over 21, do I need to have a guarantor?


Allen & O'Hara Education Services, Inc. will accept, in lieu of guarantor, a deposit that is equal to three (3) month's rent. This is the only option, if you want to sign without a guarantor.
If you sign your lease with a Guarantor, you do not have to pay a deposit. Your guarantor must be at least 25 years in age and preferably a family member. The Guarantor must reside in the United States. If the Guarantor is not a family member, they must show proof of income (must make 3 times rental amount.)

When is my first payment due?

Your first payment is due by July 15th.

No, we do not offer discounts for full or partial rental payments

What size are the beds?

The beds are full size. Other decorating information you may want to know is the size of the window: 59 in. long x 39.5 in. across. We encourage you to make your apartment home, however, due to our textured wall, we ask that you use picture nails instead of double sided tape. Drills are also not permitted.

Can additional furniture be brought into the apartment?

Yes, you can bring any of your own furniture, but the furniture that is provided must be still in the apartment.

How much more does it cost to stay here than on campus?

There are a number of fees associated with living on campus (Technology Fees, Activity Fees, and Dorm rates and fees). The costs to live in our community are listed below. These rate are for twelve months, meaning, you do not have to leave on holidays, or breaks.
The 4 bedroom / 2 bath apartments are $430 per person and The 2 bedroom / 1 bath apartments are $500 per person per month.
We are currently Pre-Leasing for the Fall 2008 School Term. We are currently 75% Pre-leased. The rates for the Fall are:
The 4 bedroom / 2 bath apartments are $455 per person and The 2 bedroom / 1 bath apartments are $535 per person per month.
Also, Remember these rates include your cable w/HBO, internet, water, furniture, and you electricity ($40/person)

Do I have to have a meal plan?

No, we do not have any connection with the universities and colleges as far as the meal plan goes.

We have a total of 480 residents.

When do I put down a deposit?

We have a $30 non-refundable Application Fee and a $200 non-refundable service that are due at the submission of your application, before the creation of your leasing process.
If you sign your lease with a Guarantor, you do not have to pay a deposit. You guarantor must be at least 25 years in age and preferably a family member. The Guarantor must reside in the United States. If the Gaurantor is not a family member, they must show proof of income (must make 3 times rental amount.)

Can I pay my bill with a credit card? Is there an extra charge?

Yes, you are more than welcome to pay by credit card or debit card. You can pay in person, over the phone, or have it drafted out each month automatically. There is no extra fee for this service.

What utilities are included in my rent?

Internet, Basic Cable w/HBO, Water, Sewer, Trash, Furniture, and Electricity***
***(you have a $40 per person limit on electricity...so $160 for a four bedroom and $80 for a two bedroom)

Can I request an apartment or roommates?

Yes, you can request what floor, building, and/or roommates that you would like. However, we give priority to the first people that sign their leases, so the earlier you sign the better chance of getting the apartment that you would like.

Is parking available?

Yes, anyone that has and apartment here will be issued a parking sticker to display on their car. Only one parking sticker per person is allowed, and guests must park in the designated guest parking spots.

What if I need to cancel my lease?

If you need to cancel your lease, then you will need to contact us in order to get the correct paperwork filled out so we can help you find your replacement. Also, you would need to pay all necessary fees to cancel your lease.

What types of leases are available?

We only offer a 12-month lease. Each bed space in the apartment is leased separately, so that no one becomes resposible for another roommates rate.

What types of apartments/rooms are available?

We have 4 bedroom / 2 bath apartments and we have 2 bedroom / 1 bath apartments. All of the bedrooms and bathrooms are the same size regardless of the floor plan you choose.

How close to campus are you?

We are approximately 2 miles from the University of South Carolina--a seven minute drive in the worst traffic.
We are ten minutes away from Benedict College, Columbia College, and Allen University.
We are 15 minutes from Midlands Tech Beltline and Airport Campuses.

When can I move in?

Move in starts at 10:00 AM on Saturday August 16th.
