What types of apartments/rooms are available?
The Courtyard offers; 1 bed 1 bath, 2 bed 2 bath, 3 bed 3 bath, and 4 bed 4 bath.

Is parking available?
Yes, limited parking is available on-site. Parking is based on a first come first served basis by date of signed lease. Due to the active construction site parking may not be available until 2009.

What utilities are included in my rent?
The Courtyard pays water, electric, trash, sewage, internet access and satellite tv. There is a $40 cap on electricity per person, per month. For example, in a 4 bedroom apartment, rent covers $160 of electricity per month. If that apartment goes over $160 the residents will split the cost of the overage. There is a separate electric heating/air conditioning unit and thermostat per apartment. The hot water will come from a large boiler in the building and will not affect the electricity.

If I pay in full, do I get a discount?
At this time there is no discount for paying you rent in advance.

If I am over 21, do I need to have a guarantor?
We require that all resident have either a guarantor or provide a deposit of 1.5 months rent.

How many people live there?
The Courtyard has the capacity to house 580 people for fall 2008.

All of our leases require the first installment paid in advance and is due on July 15th

Can additional furniture be brought into the apartment?

What do I need to hook up my computer to the internet?
Our internet is provided through an Ethernet system. Your computer will need an Ethernet card and cat5 cable. Most computers purchased within the last few years will have a built in Ethernet card.

What is the cost?
Prices vary depending on the type of apartment you prefer. A basic four bedroom four bath apartment is $ 697 per person per month. We have several different floor plans to choose from please contact the leasing office for availability.

When do I put down a deposit?
A deposit is required within 14 day of lease signing.

Do I have to have a meal plan?
Each apartment has a full kitchen so you are able to cook your meals. Many students will also choose to purchase a small meal plan to use while on campus. Please contact food services if you wish to purchase a meal plan. There are also many great restaurants near the property if you prefer take-out to cooking.

Can I use my financial aid?
We recommend that you contact a financial aid counselor or visit the website at http://www.finaid.umich.edu/ to remain informed. When you fill out the FAFSA please indicate that you will be living off campus. This will cause the remaining amount, after your tuition is paid, to be sent to you in the form of a reimbursement. If you anticipate your aid will be disbursed to you after The Courtyards deadlines please make additional arrangments to pay your rent installments.

Can I pay my bill with a credit card? Is there an extra charge?
We accept Visa and MasterCard. At this time there are no extra fees when you pay with a credit card on-line or in our leasing office.

How much more does it cost to stay here than on campus?
Our prices are very comparable to living on campus, especially when you consider that you will have your own bedroom and bathroom and more great ammenities. At this time the University of Michigan Housing anticipates a four percent increase in housing fees for fall.

What if I need to cancel my lease?
Your lease is legally binding once you turn it in and a manager signs it. Please contact us immediately if you need to request to cancel your lease. Lease break fees and terms are typically on a case by case scenario.

How do I find roommates?
We have a roommate survey that you can fill out to list information about yourself and what type of roommate you are searching for. The survey asks a variety of questions such as sleeping and study habits, music taste, how often you have guests, how often you clean etc.

Where can I go to apply or lease?
Our temporary leasing office is located at 1731 Plymouth Road in the Courtyard Shops. If you are coming from downtown Ann Arbor we are just past Wendys before Upland/Murfin.

Can I take a tour?
Unfortunately, we are not able to take people on tours due to construction. However, we have sample furniture, color boards, artistic renderings and floor plans available to see in our leasing office.

What kind of internet do you have?
We are currently working on a contract with an internet service. It will be high speed and hard wired in. Residents would be able to install their own wireless router to make their apartment wireless if they so choose.

Can I get a short term lease?
At this time we are only able to offer a full year lease. Residents are able to sublease their apartment if they choose. Please see the lease for details.

What TV channels will you have?
Each room will have access to 96 satellite channels including 3 BIG TEN, 5 HBOs, Bravo, 5 ESPN, CNN, Discovery, Food Network, BET, FX and many more. Our Community Building will also have more channels like Fit TV, LOGO, History International, and the following sports in High Definition: MLB,NBA, NFL, NHL and MLS.

Do I need to do anything special if I am international student?
We will ask to verify your student Visa or I-20 and passport. If you are not able to find a guarantor that resides in the United States of America, you will need to pay a additional one and half month's rent up front. This money will sit on your account and be used for your last month and a half of rent. You are not paying extra, just paying a small amount up front.

What kind of activities will you provide?
The Community Assistants and staff will plan a variety of fun and educational opportunities all year. Many of these activities will take place in the Community Center or a inner courtyard area. Activities may include yoga, crafts, music concerts, karaoke, barbecues and more. If you have any suggestions on things you would like to learn or do please see your Community Assistant.
